Buying an apartment for sale in Punta Cana: what a Belara residence actually includes
Belara is a single building of 59 residences on 5 levels in Green Village, a residential community inside Cap Cana, and its residences are priced from US$318,701 with delivery planned for Q4 2029. This page does not list apartments. It reads our own specification the way a careful buyer should read any, line by line: how the size is measured, what arrives inside the front door, what the level changes, and which Dominican document actually makes you the owner.
What is for sale at Belara, and what is not
Search for an apartment for sale in Punta Cana and you are shown thousands of homes spread along a long coast. This page is narrower on purpose. It describes one building: Belara, 59 residences on 5 levels in Green Village, inside Cap Cana, with direct access from its central atrium to the community's central park. When this page was written, 51 of the 59 residences were available, from US$318,701.
Two things it is not, stated up front because they decide whether the rest is worth reading. It is not a beachfront building: Juanillo beach is about a 12-minute drive from the developer's map pin. And it is not finished: delivery is planned for Q4 2029, so everything below is a specification and a set of renderings, which is exactly why it is worth reading the specification closely.
How the square footage is measured
Every size we publish is a total area: the interior plus the terrace, and on level 1 the private garden too. That is the figure printed with the words "terrace included", and it is the only basis this page uses. The interior on its own is noticeably smaller, so when you compare Belara with anything else, first confirm that both numbers measure the same thing.
On that basis the 15 layouts run from 1,044 sq ft for Bohème, the smallest one-bedroom, to 4,575 sq ft for Opéra, the largest of the 3 penthouses. The table groups them by bedroom count. Every layout, including the one-bedrooms, adds a service room with its own full bathroom, which is why a Belara one-bedroom is larger than the phrase suggests.

What arrives inside the front door
A residence is handed over with its kitchen and laundry equipped: stove, oven, refrigerator, washer and dryer, plus VRF multi-split air conditioning. Floors are large-format porcelain, kitchens have quartz counters and an island with a breakfast bar, and the windows are aluminum. What is not included is furniture. Belara is delivered unfurnished, so any furniture shown in a rendering is a possibility, not the contents of the price.
That matters for a budget in a practical way: sofas, beds, dining tables, linens and window treatments are a separate purchase, made after delivery, and they are yours to choose. A buyer planning to rent the residence to visitors should plan that fit-out before the first booking; a buyer planning to live in it gets a clean shell with the expensive, fixed items already installed.
What the level changes
Belara stacks its shared spaces by level, so the floor you buy on also decides what is just outside your door. Level 1 holds the double-height lobby with its piano bar, coworking and meeting rooms, the lap pool, the jacuzzi and the kids club; ground-level residences there also have private gardens. Level 2 adds a private cinema, level 3 the gym and spa, level 4 a billiard lounge with a bar, and level 5 the rooftop with a running and yoga track, a barbecue area and a sky garden.
Two elevators serve the building, one of them panoramic over the atrium, and there are 99 underground parking spaces. The penthouses sit at the top: there are 3, and when this page was written 1 was still available. So the useful question is never only "how many bedrooms?" but "which level, and what is directly above and below it?"
Which document makes you the owner
An off-plan purchase in the Dominican Republic usually runs through two different contracts, and they do different jobs. A promesa de venta (or opción de compra) governs the transaction from the start until the price is paid; it does not transfer ownership. The contrato definitivo de venta, signed before a notary, is the Dominican equivalent of the escritura pública used elsewhere in the Spanish-speaking world, and ownership is acquired when that contract is registered at the Registro de Títulos.
A building also has to become a condominium in law before its units can be owned separately: each unit receives its own certificado de título once the condominium regime is registered, and the registry publishes a route for registering a regime while a building is still in process. Your attorney reviews the declaración and reglamento de condominio and the approved plans. Belara's CONFOTUR classification is planned by the developer, not granted.

Five questions to put to any seller, ourselves included

- What is delivered inside? A list of appliances and systems, and a plain yes or no on furniture.
- Which level, and what shares it? Pool noise, a rooftop overhead and garden access are all decided by the floor.
- Where is the building in the condominium registration route? Your attorney can check this at the registry.
- Which tax classification is granted, and which is only planned? At Belara, CONFOTUR is planned, and the difference changes your closing costs.
A seller who answers all five in writing has told you most of what the brochure leaves out.
